Absent: Joan McCann, Rev. William Wizeman, Mark Temple-Raston & Leonard Robertson.

Opening Prayer: Rev. Raymond Rafferty.

Amendments & Approval of Minutes of June Meeting: Francis Paz moved that June’s Minutes be approved. Marcia Ruiz seconded the motion. Approved.

Pastor’s Report: Fr. Rafferty asked the Council members to introduce themselves to John Balbi, the new principal of the School.

An intermission was taken here so that Rob Meadows-Rogers could photograph the Council members as part of the Centennial project.

When the meeting resumed, Fr. Rafferty reported the following: 1) Much time during the Summer was taken up with the search for a new principal; 2) A payment of $52,384.36 was received at the end of June from the Archdiocesan Appeal. Payments are semi-annual. These projects more than offset this income: i) New Sound System, $10,800.00; ii) Restoration of the kneelers, $15,800.00; iii) Restoration of the pews & floor, $33,724.00; 3) The plumbing in the Rectory is in very poor condition. A quote of $10,000.00 for fixing one bathroom was received from Rocco De Spiritu but as work began the situation was found to be worse than expected so the cost of repairs will be higher than the original quote; 4) The women’s bathroom in the basement cost $25,000.00 to be renovated; 5) The Auditorium floor was re-finished.

Principal’s Report: John Balbi thanked everyone for their welcome of him. He gave a brief bio. of himself. Born in Brooklyn on December 29, 1950. October 16, 1972 began teaching, including at Brandeis High School. February, 1980 became a Supervisor of Title 1 teachers. Has taught & still teaches courses at several Institutions of Higher Learning including Teachers College, Hunter & Manhattanville. John then went on to say that the crew doing the renovations in the School worked hard to finish the work on time. He will be visible to students and parents. He envisages one pre-K child will grow up to become principal of Corpus Christi School. He will be making demands on everyone to achieve his goals. He then reported: i) Last year’s enrollment was 198 & as of this date there are 207; ii) There will be an after School program that will provide a snack, homework guidance & other activities. The projected capacity is 40 children; iii) Antonio Drake, an alum, wants to establish a student Chess Team to satisfy the Community Service component of his High School Curriculum

Centennial Committee Report: Ann Plogsterth reported: 1) The banners have been made & are ready to be delivered; 2) The arrangements for the Mass on October 22 are coming along well; 3) Fr. Rafferty requested everyone to encourage people to attend the Mass; 4) On October 23 there will be concert performed by the Manhattan School of Music.

FleaMarket/Raffle Planning: It will take place on December 9 & 10 with the raffle being drawn on December 10. Marcia Ruiz will take care of the tickets so that they are ready for distribution beginning on October 28.

Old Business: Frank Paz enquired about the reason for the reduction in income from the latest raffle. A couple of reasons were described: * The Parish did not have a Social; ** None of the prize money was donated back to the Parish. Marcia Ruiz raised the issue of the election. Fr. Rafferty said that Joan McCann has moved, Leonard Robertson also has moved & Mark Temple-Raston is not coming to the meetings. He asked the Council to invite people to fill in the vacancies.

New Business: Fr. Rafferty mentioned that Sr. Mary Tyler is not well. She is contemplating hospice care at home while living with her blood sisters. Finally, about 20 young people attended the pasta supper & most of them were newcomers.

The next meeting will be held on Monday, October 2 at 7:30 PM.

The meeting then adjourned.

MINUTES OF MEETING OF PARISH COUNCIL OF CORPUS

                           CHRISTI PARISH – October 2, 2006 at 7:30 PM.

Present: Tom Croft, Elizabeth Browne, Rev. Raymond Rafferty, Marcia Y. Ruiz, Conchita Gonzalez, Ann Plogsterth, John Balbi, Francis Paz, & Therese McQuillan.

Absent: Joan McCann, Rev. William Wizeman, Mark Temple-Raston, Miriam Duran, Julie Nsanzurwimo, & Leonard Robertson.

Opening Prayer: Rev. Raymond Rafferty.

Amendments & Approval of Minutes of September Meeting: John Balbi requested “Teachers College” be included in his bio. Therese McQuillan moved that the Minutes, as amended, be approved. Francis Paz seconded the motion. Approved.

Pastor’s Report: Fr. Rafferty reported: i) The repair of  the plumbing in the Rectory has been finished & took about 3 ½ weeks. ii) During the course of the repairs the lack of hot water was noted. When the system was inspected it was discovered that the original installation was done wrong. The problem was corrected & now there is plenty of hot water. The total bill amounted to $22,780.00 of which $4,650.00 has been paid. A further payment of $10,000.00 will be made out of the proceeds of the extraordinary repairs collection with the balance to be made later. iii) Received a copy of the Culture Map published by Columbiia University’s Program in Arts Administration. It includes several neighborhood Institutions but not Corpus Christi. Betty Browne & Tom Croft will draft a letter of protest.

Principal’s Report: 1) Thanks to Vinnie McGee the Convent space has been cleaned. Conchita Gonzalez & some helpers have taken care of the linens & closets. There was some bad news when the washing machine developed a leak but this was offset by the good news that the leak was small, quickly noticed & no damage was done. One toilet needs to be fixed. 2) Things are going well. The renewal of Middle States Accreditation begins this Thursday. Betty Browne will “chair” the committee & the process is done by the Faculty. The Parish Council & other constituents of the Parish will also be involved at times. The kick off meeting will take place in December, 2007. The Accreditation review takes place every 3rd, 6th & 9th years with renewal required every 10th year. 3) Enrollment is at 196. John is not worried about it because there will be an opportunity to recruit on October 16 at the Open House for Pre-K which is being held in Lerner Hall on the Columbia campus. Information for the whole School, not just for Pre-K, will be displayed. Fr. Rafferty cautioned that any number below 200 attracts the attention of the Archdiocese as it is considered the minimal number at which a School can operate. The low number also makes it difficult to get grants. 4) On Wednesday there will be a meeting with Sr. June Claire with the Archdiocesan publicist present. 5) The previous principal, Bro. Lawrence Lavallee, recommended participation in the computer program, Church Works. The Program  can be used to track attendance, homework etc. Pasquale Priolo has been instrumental in installing Church Works. It will be launched at Friday’s Faculty meeting. At this point Fr. Rafferty thanked John for his hard work. He also mentioned Vinnie McGee paid for the cleaners who took care of the Convent space.

Centennial Committee Report: Ann Plogsterth reported: 1) The banners will go up on Wednesday. 2) For the Centennial Mass on October 22, an appeal has been made for as many people as possible to bake 1 dozen cup cakes which should only have white icing. The ushers have been lined up, decorations & other food arrangements are underway. 3) The Centennial Mass Committee will meet on Saturday, October 7. 4) A flyer for the concert by Manhattan School of Music on Monday, October 23 is being planned.

FleaMarket/Raffle Planning: Marcia Ruiz is taking care of the tickets & is compiling a list of volunteers to distribute tickets after every Mass on all weekends up to the event. The distribution will begin on October 27/28..

Old Business: i) Rob Meadows-Rogers was spoken to & has agreed to serve on the Parish Council. Betty Browne will invite him to November’s meeting. ii) Conchita Gonzalez reported that 103 people took the trip to Mohegan Sun & all had a good time. The day made $1,565.00 which is a good result.

New Business: 1) Marcia Ruiz reminded us that this Saturday, October 7 is when the annual Marian Parade will take place. 2) Marcia volunteered to be Secretary for the Council meeting as Tom will be away.

The next meeting will be held on Monday, November 6 at 7:30 PM.

The meeting then adjourned.

Pastor’s Report: Scanned & attached as follows:

March 5, 2007

To: Parish Council

From: Raymond Rafferty

Re: March report from pastor

Congratulations to the new council members. Thank you for all who ran and to Marcia Ruiz for her work in conducting the election.

Thank you to all who have assisted and/or attended recent special events.

Morningside Alliance is celebrating its 60th anniversary on April 24 with a luncheon.

Morningside Gardens is celebrating its 50th anniversary with a gala on October 18.

Our parish was involved in the Alliance which helped create the Gardens, Grant Houses

and other forms of renewal in the neighborhood. Father Ford was chairman of the

Alliance and lobbied for the renewal.

Because of deregulation of the gas/electric business, I was visited by a rep from US Energy Savings. His group is an approved vendor according to the Archdiocese. The purpose is to sign a 5 year contract for fixed rates for price protection. He looked at our bills and said that one of the reasons why we are charged so much is the grid in which we live. We are surrounded by institutions with great energy needs, and our rate is connected to the usage in the neighborhood. The contract he asked me to sign is for a fixed rate. We still are charged for what we use.

He presented me with a contract after showing me that the fixed rate was for less than we currently pay. We have 3 days to reject the contract, though he did say that he would not send it in until next Monday. After that, it takes CON ED about 2 months to put it into practice. We would not see savings until then. if after a year, we are not satisfied, we can cancel, but there is a termination fee ( approximately $100.00).

While the rate he notes (ringed on the contract) appears to be more than CON ED, he did division of an actual bill to show many hidden costs that CON ED includes, so that the rate offered by US Energy Savings is a savings. He also indicated that some plans have lower rates, but they are not as large a company and therefore cannot buy in bulk for such a long period of time. Therefore, their rates may change in less than one year.

I attach the contract, information on the company, and Mr. Reed’s (the salesman) Card. Would someone or two of you review? If you have questions, can you get in contact with him during the next few days? Please make copies, if necessary.

Rev. Raymond Rafferty joined the meeting at this point. During the perusal of the proposed Contract between the Parish & US Energy Savings, Brenda Fairaday noted the Contract was dated 3/03/07 instead of the day it was signed, viz. 3/05/07. This meant we had about 1 day to consider it rather than 3 days as the salesman indicated. At this point Rev. Rafferty expressed a desire to cancel the deal to which the Council members assented.

Principal’s Report:  John Balbi sent a printed report which is attached as follows:

Re: School Up-d

• Middle States re-accreditation process continues. Teachers gave a report on each of the three content areas that will be the focus of our study. • The E-rate application has been submitted. If it is approved we will be able to up-grade, replace or receive cost reductions for the servers, internal connections, Internet access and telephone.

• Our current enrollment is 195 students.

• There are two students who expressed an interest in starting school clubs. We are investigating a forming a Chess club and an Investment club.

• The issues with the physical plant remain the same. During the recent heavy rain there was significant water seepage through the fourth floor walls. There were puddles on the stairs from the fourth floor to the second floor on the Amsterdam side of the building.

• There is a need for new computers and operating systems for the office. Cost estimates are

forthcoming.

Betty Browne added: New laptop computers have been received. Once installed, students will use them in the Computer Lab.

New Business: Rev. Rafferty then started a discussion about the possibility of adopting by-laws for the Council. One example would be any term limits for members. The discussion will continue.

The next meeting will be held on Monday, April 2 at 7:30 PM.

The meeting then adjourned.

John will be going around on Thursday putting up posters & has some friends doing the same.

Old Business: Miriam Duran suggested the Church cleanup should be done on a six months basis. Fr. Rafferty agreed & then it was agreed that the next time will be September 29.

New Business: Marcia Ruiz reported that the Spanish Community is very active during Holy Week. The usual Good Friday procession through the neighborhood will take place weather permitting.

The next meeting will be held on Monday, May 7 at 7:30 PM.

The meeting then adjourned.

MINUTES OF MEETING OF PARISH COUNCIL OF CORPUS CHRISTI PARISH

June 4, 2007 at 7:30 PM.

Present: Tom Croft, Elizabeth Browne, Rev. Raymond Rafferty, Rev. William Wizeman, Miriam Duran, Marcia Y. Ruiz, Robert Meadows-Rodgers, Brenda Fairaday & John Balbi.

Absent: Conchita Gonzalez, Julie Nsanzurwimo, Francis Paz, & Ann Plogsterth.

Opening Prayer: Rev. Raymond Rafferty.

Approval of Minutes of March Meeting: The following amendments were made to the Minutes of the May 7 Meeting: 1) In Rectory Technology Upgrades Report: The sentence, “Then he must order ---“ changed to, “then he must order a new computer.” 2) The sentence, “It was mentioned that ---” Changed to, “It was mentioned that the VCRs in Fr. Rafferty’s apartment do not work now.” 3) In Principal’s Report: The sentence, “We actually lose money ---“ was entirely deleted. Fr. Wizeman moved that the Minutes, as amended, be approved. Marcia Ruiz seconded the motion & the Minutes were approved unanimously.

Pastor’s Report: Fr. Rafferty reported: i) A special thanks to those who worked on the recent Flea Market. The final results are not known yet but an approximate amount of $2,500.00 was raised. ii) The tabernacle has still not been picked up for re-silvering. iii) There is a card promoting the Cardinal’s Scholarship Program available. It announces partial scholarships for any Catholic children, who meet certain financial requirements, in Public Schools who are thinking about transferring into Catholic Schools. iv) The Disney Corporation has given a grant of $125,000.00 to the School. The School Advisory Board that will meet tomorrow, June 5, will discuss possible uses of the grant money. v) Operating Expenses of the School exceed the actual amounts in the Bank accounts by approximately $55,000.00. The collection of unpaid tuition is being more aggressively pursued because it now totals about $100,000.00. This is another item on the Advisory Board’s agenda. vi) There was flooding in the basement again today. Water poured in through the Laundry Room floor but did not reach the Music Room.

Principal’s Report: John Balbi reported: a) Took several visitors to all places in the School where flooding is occurring. They suggested that a drainpipe that goes into the building could have a blockage somewhere so the solution would be to go into the pipe in different places to clear the blockage. If that does not work then it should be replaced with a pipe that would go on the outside of the building. Mr. Imhoff is coming next week to look at the situation. Also, the fence on the roof is off its moorings because the stanchions are bending away so they have to be repaired. Other needed repairs are: several drains need to be cleaned out, the gate has come off its brackets which have bent. In responding to a question from Rob Meadows-Rogers, John Balbi said he is reasonably confident all of these repairs will be done. b) The frame of the front door is sagging which is causing the door to drag. c) At this point, Betty Browne was asked to report on progress on the Middle States accreditation. Ms. Browne will be editing and retyping the whole document over the summer. The Document will be sent to the Visiting Team in October in preparation for their formal visit to the School in November. d) A new Security System has been installed and is operating. It includes an Inter-com on the roof. After doubts were raised about the System actually being fully operational, John Balbi said he would have it checked out. e) Letters to parents who are in arrears with tuition were mailed in May. As of April 30, arrears totaled $100,000.00. $14,000.00 taken in a week ago, Friday. Today’s income was large but it has not been tallied yet. Consideration is being given to refusing graduation to students who are not up to date within their tuition. f) About 55 attended the reunion of the Alumni of the years 2001-2006 and it was a good event. g) A new website for the School will be unveiled soon and it will include handbooks, supplies lists, etal. h) The recent electrical problem has been addressed but the electrician looking at the electrical boxes noted a mixture of different types of beakers, fuses, etc. i) The School has two new copiers: one is a color one so certain projects will no longer have to be outsourced so that will be a financial savings. The copiers will be networked so they will also act as printers and faxes. j) Also, looking at the feasibility of using Paypal for tuition payment.

Centennial Committee Report: Ann Plogsterth was not present but Fr. Rafferty stated that NYPD refused to issue a permit for the proposed procession (the criteria for allowing parades/processions have been tightened) so the procession will take place inside the church

Flea Market Report:  Conchita Gonzalez was absent so see item in Pastor’s Report of these Minutes. Also, Miriam Duran mentioned there was a sense of unity amongst the people who came from many different parts of the Community.

Old Business: Rob Meadows-Rogers reported that Email is running in the Rectory Office & the address is corpus-christi-nyc@nyc.rr.com.

New Business: Betty Browne spoke about the article about Morningside Heights in the Real Estate section of The New York Times on May 27, 2007. There was no mention of Corpus Christi Parish or School so Betty sent an email to the editor. Savannah Walker, editor, responded by saying space limitations precluded many things being included.

The next meeting will be held on Monday, September 10 at 7:30 PM.

The meeting then adjourned.
